With the imminent departure of its main tenant, Principal faced a looming 75% vacancy, putting the building’s future at serious risk. In a market filled with new developments and rapidly evolving ESG standards, the building was at risk of becoming obsolete. To remain competitive and attract new occupiers, a strategic transformation was urgently needed—both to prevent long-term vacancy and to reposition the building for sustained success.

Cushman & Wakefield guided Principal through a complete repositioning strategy focused on creating a future-proof building. We redefined the concept of the space, improving both the technical performance and user experience to meet evolving market expectations.
The project included a full refurbishment of the whole façade, giving the asset a bold new identity. Each floor was upgraded with private terraces, responding to occupier demand for flexible indoor-outdoor spaces.
New amenities such as expanded lobbies, outdoor areas, and a canteen were incorporated, all integrating ESG criteria's through updated facilities and infrastructure. These enhancements repositioned the building as a dynamic and desirable workplace.
