CHICAGO, January 3, 2025 – Cushman & Wakefield announced today that the firm’s Healthcare Capital Markets group represented Detroit-based developer/investor, KIRCO, in its sale of the Henry Ford Health Rochester Hospital Medical Office Building (MOB) in Rochester, Michigan, to buyer UDLR Healthcare.
Cushman & Wakefield’s Gino Lollio, Travis Ives, Sushil Puria, Tyler Morss, and Garrett Keais led the transaction on behalf of the seller.
Located at 1135 W. University Drive in Rochester, the Henry Ford Health Rochester Hospital Hospital MOB is a premier healthcare facility built in 1994 and expanded in 2014. This Class-A, 113,687-square-foot building is strategically situated in the heart of Rochester’s thriving healthcare community, directly on the campus of Henry Ford Health Rochester Hospital, formerly known as Ascension Providence Rochester Hospital, with an internal connection to the hospital. The MOB is home to prominent tenants, including Henry Ford Health Providence Rochester, Henry Ford Health Family Practice, and Contemporary Obstetrics and Gynecology, P.C. This hospital is part of the recently established partnership between Ascension Michigan and Henry Ford Health, marking a significant milestone in regional healthcare collaboration.
“This transaction highlights the strong investor demand for strategically located on-campus healthcare assets with established tenants in thriving medical markets,” said Gino Lollio of Cushman & Wakefield’s Healthcare Capital Markets team. “The subject property’s direct connection to the hospital, combined with the benefits of the recent merger between Ascension Michigan and Henry Ford Health, further enhances its value as a key asset within Rochester’s dynamic healthcare community.”
