The property of 12,000 sqm is located at number 121 of Cristobal de Moura street, on the green axix that will connect the Parc Central del Poblenou and the Besós Park.
The building will open its doors in the fourth quarter of 2022 and the real estate consultancy Cushman & Wakefield carries out its leasing mandate.
Cristóbal de Moura is located in the northern area of 22@, an area that has brought together more than 60% of the offer of new offices in Barcelona in 2021 and accumulates most of the projects that are being developed in the district as a whole. The property will have 10 floors above ground and a façade of very characteristic design that recalls the industrial past of the district, as well as large garden terraces. The building is located next to the original chimney of the old industrial activity of the site. In addition, it will have recognized sustainability certificates such as Leed and Wellness, and WiredScore, which evaluates the connectivity and quality of building infrastructures.

Offices in Barcelona, on the rise
Despite the situation caused by COVID-19, and the rise of teleworking, the office segment in Barcelona closed the year with a total investment of 1,995 million euros, which means a significant increase compared to the 755 registered in 2020 and 13% above the 1,760 million registered in 2019.
The total demand for offices in Barcelona in 2021 was 86% higher than that registered in 2020, having contracted a total of 332,000 sqm. As for the areas, 40% of this demand has opted for the 22@ district, following the trend of previous years. This continues to be the submarket that accumulates the greatest demand from the end user as well as from the main investment groups.
Cushman & Wakefield has advised the largest office investment transactions that have occurred this year in the city. The real estate consultancy advised the sale of Sea Towers, located in 22@, in June of this year, for 185 million euros; and the building of 22@ One Parc Central, in March, for 128 million euros. The consultancy has also advised the sale and purchase of Diagonal 123, in March, for 55 million euros.
