Shiseido Spain has announced that it will change its headquarters in Madrid during this year. The new offices will be located in the Cerro de los Gamos Business Park, in Pozuelo de Alarcón, a building owned by MERLIN Properties and which will allow the company to expand the dimensions of its headquarters to 3. 138 m2, doubling its current size.
The new headquarters will be divided into two floors, with an area of more than 3,138 m2 and 400 m2 of terrace. The first floor will be dedicated to the management area and on the ground floor will be concentrated the meeting rooms, training rooms, dining room and leisure areas for employees. Following the Group's philosophy: People First, the new office has been conceived among all employees through the results of various surveys and departmental meetings.
The Cerro de los Gamos Business Park has a strategic location, has excellent communications by public transport (commuter train and several intercity bus lines) and private (direct access to M40 and A6), as well as being surrounded by green areas thanks to its proximity to the protected natural area of Monte del Pilar. It also has a wide portfolio of nearby services: shopping centers, restaurants, supermarkets, and has the highest certifications in terms of sustainability, efficiency and comfort such as LEED Gold, Wired Scored and AIS Accessibility.
"Our new headquarters was born from a desire to promote, from sustainability and digital technology, the "wellbeing" of each of the members that make up the Shiseido family. The new office will follow the Japanese philosophy of the group, integrating nature into everyday life, such as the terrace, the central artery of the various shared leisure activities. There will also be spaces for relaxation and others where you can achieve greater concentration. The common workspaces have been conceived with sustainable materials and from the psychology of color, following the guidelines of the adjoining nature of Monte del Pilar." explained Belinda Riol, director of Merchandising and Department Stores and responsible for the project of the new headquarters of the Shiseido Group in Spain.
The operation has been advised by the real estate consultancy Cushman & Wakefield. In addition, he has also been responsible for the integral process, including design, project, licenses and execution of work – conducted in parallel to the integral reform that MERLIN Properties is carrying out in the building.
Óscar Fernández, Head of Business Development PDS at Cushman & Wakefield Spain, highlights that the biggest challenge is to integrate outdoor spaces with interiors, and generate a positive impact on employees and customers: "The importance of analyzing technical and operational parameters and how the location and building chosen impact the organization and experience of Shiseido employees, together with the design of the interior space so that it adapts to the needs of people, and not the other way around".
According to Fernando Arcos, Head of Tenant Representation of Cushman & Wakefield Spain, "Shiseido's move to the Cerro de los Gamos Business Park demonstrates the high interest of multinational companies in locating their headquarters in sustainable, technologically advanced buildings, with high service endowment and that are designed to maximize the well-being of their employees". Arcos added that "when a company makes a decision regarding its real estate strategy, the main motivation continues to be the attraction and retention of talent and seeking interaction between employees."
