Criteo: New offices that reflect its corporate values and act as a reference in 22@ in Barcelona
Criteo is a multinational technology business headquartered in Paris, a world leader in the digital marketing and advertising sector.
1 The Opportunity
Our history with Criteo goes back to 2014, when it connected with Cushman & Wakefield regarding its new offices in the Mapfre Tower in Barcelona. Four years later, in 2018, Criteo took the strategic decision to establish its European hub in Barcelona. This decision entailed significant growth over the following months and, consequently, a greater need for office floorspace. They once again contacted us to study a series of options, ranging from remaining in the Mapfre Tower to entering the market on the hunt for a new building.
To Criteo it is very clear that the growth required over the coming months will be based on youthful, international talent. With this in mind, it wishes to leverage the space in order to attract and offer new offices that mirror its values as well as the identity, culture and traditions of the city housing its new hub: Barcelona and the Mediterranean.

2 The Solution
With this engagement and a series of very clear goals, Cushman & Wakefield once again deployed its methodology: putting the client at the heart of future plans, with a multidisciplinary team covering all of its needs, and comprising the finest professionals of the Office Agency and Project & Development Services teams.
Following a search period, the building finally chosen by Criteo consists of a former factory comprising a ground floor and 3 office floors, with an area of approximately 8,300 sq m. The building is located on the street Calle Almogavers in Poblenou, within Barcelona’s District 22@, an area undergoing rapid expansion and transformation which has attracted more than 1,500 businesses involved in technology, innovation, design and creativity and which remains one of the areas most sought-after by investors and companies looking to locate their offices.
The chosen building was at that time undergoing comprehensive refurbishment prior to reoccupation and the solution offered to Criteo consisted of a pre-letting contract with the landlord. In order to achieve savings in terms of cost and time, the agreed contract included involvement in specific batches of the refurbishment works, thus clearly benefiting Criteo.
We therefore had the opportunity in this deal to accompany Criteo not only in the design of its new offices and in works management as Project Manager during the fit-out works, but also in the supervision of the refurbishment of the former factory managed by the owner. The challenge consisted of achieving synergies between the building refurbishment works and Criteo’s own works, achieving the greatest impact on the works costs and coordination with the builder to minimise the total estimated project lead time of 2 years.

3 The Result
Criteo’s new headquarters in District 22@, at no.183 Calle Almogavers, were opened to the full satisfaction of the client on July 10, 2020, despite the handicap of finishing the works during the Covid-19 pandemic.
The resulting offices are innovative and based on an open space concept with different types of workstations and a variety of diverse collaborative spaces, both open and enclosed. These can be used for meetings, socialising and working flexibly according to new models and trends in office workplaces. The operational part of Criteo is located on floors 2 and 3, whereas the ground floor houses the dining room, reception, multifunction room, car park and changing rooms. The rooftop has also been fitted out for leisure and collaborative activities restricted to Criteo staff.
We are very proud of this operation for a number of reasons: We were able to contribute all of our know-how and experience in the area, the sector and new trends in working methods, strengthening talent retention and boosting the business culture whilst maximising the financial resources of the client. Above all, we were able to reflect the culture and traditions of the city in the new head office and, in addition, the building in District 22@ has become a point of reference in the area thanks to the refurbishment carried out by the owner.
