Gmp Portfolio: The finest office buildings experience and design for their users.
How we improve user experiences and create a sense of belonging and community in office spaces, using design and our know-how regarding new ways of working.
1 The Opportunity
In a market in which users reached their offices by passing through common areas that acted as no more than a conduit, we were landed the opportunity to change this perception and make these spaces part of an experience for users and visitors.
Offices are spaces that represent both companies and their people. They foster collaboration and attract talent. Businesses understand that every nook and cranny of the building in which they are located will form part of their own space and mirror their image and corporate culture for users, customers and visitors.
Gmp understood this need and was on the lookout for a new concept that, applied to a number of the buildings in its portfolio, generates a community and a unique experience in how the buildings are “lived” day-to-day.

2 The Solution
Our philosophy is to put our clients at the heart of what is around the corner, studying every angle with a team comprising numerous service lines that add their knowledge and experience of new trends at both national and local level.
This team will be composed of the Global Occupier Services, Office Agency, Customer Experience, Project & Development Services and Business Development divisions.
The goal? To provide the right solution fulfilling the expectations of both the owner, its clients and their users, though not just with respect to the buildings that they occupy. The goal is for users to feel that they are not only within a building, but amongst a community with services belonging to a much wider portfolio.
From the outset, the tender was aimed at improving the user experience in a building housing the head office of Gmp itself, at no.23, Luchana, in Madrid. An even greater challenge given that the client itself would be the first to experience the change. It was quite a challenge to generate new expectations, particularly given that the client would be experiencing these in the flesh.
Following the development of this first phase, a second tender is proposed to transform two highly recognisable buildings within the office market: Parque Norte and no.34, Orense. Having experienced the transformation of the Luchana building, the team has not hesitated to propose an even more profound change to create new experiences in the two buildings, including a change of identity in the case of no.34 Orense building in order to entirely renovate their image within the office market.
Working jointly with the likewise multidisciplinary team of Gmp, covering every angle to the greatest possible extent and always placing the tenant at the heart of things, means that the experience enjoyed by users of the Gmp community has changed radically and its portfolio is now acknowledged as one of the finest on the market.

New experiences in office buildings for users of the GMP community, with bespoke spaces that offer solutions to the needs of every individual.
New welcome, reception and information spaces appear amongst the wide range of services that are now offered, along with connections to unique spaces, such as the function room at the new Orense 34, its renovated sports area that is a point of reference in the area, and the exterior spaces of Parque Norte, available for daily use or holding open-air events in the evenings.
Once forgotten spaces within the buildings have now become leading players and the most frequented by users. Shared spaces that generate interactions between people and breathe life into former deserted areas. Spaces that come together and strengthen the image of the companies that inhabit them. It is a pleasure to have had the opportunity to bring about this radical, impactful change to the workspace concept and to the office market as a whole.
